Hello everyone, greetings from beautiful Rocky Point, Mexico!

As you know, we just took over operations of the amazing RE/MAX business so lovingly built by the MacKenzie family.  Wow, what a well-oiled machine they created!  Don't get us wrong ... it's a lot of work to do and a huge learning curve for us, but we couldn't be happier.  We've so enjoyed getting to meet a lot of YOU, and getting to know our warm and wonderful adopted country. The above photo was taken at a BBQ for our staff, hosted by Luis Larranaga - our in-house real estate attorney.  Thanks for opening your home to us Luis, and for the amazing food!!!

We had a lovely day yesterday as well, driving up to Nogales to complete some Mexican IRS business.  What a surprisingly beautiful and green, mountainous drive!  We especially enjoyed exploring the little town of Imuris.  Nestled in the mountains, it's very reminiscent of Alamos, Mexico.  We can see it becoming a popular American settlement someday.  If you ever go, check out the El Palo Verde restaurant.  It's very quaint and delicious!

B. What is Fractional Ownership?  

Fractional ownership has been around since the 80's.  Fractional ownership is not the same as having a time-share.  A time-share owner does not actually purchase title for that real estate.  When you purchase a fractional, you are actually buying the rights to the title for that real estate.  The difference is that you are buying a fraction of the real estate instead of purchasing the entire real estate.

E. Market Analysis September and 2019 Year to Date

September is traditionally a slow month for real estate in Rocky Point, and this September was no different.

As for year-to-date numbers, sales are lagging slightly but no more than what's seen in normal fluctuations.  So overall the market continues to be healthy and strong, ready for your investment!

Our family owned business has been committed to giving you the best service possible. With this as our foundation and you being our most valued asset, we are proud to announce we’ve found a new cornerstone to carry on the legacy we began 19 years ago. As of September 4th, Chuck and Jenna Urrea are the new owners of the MacKenzie team and are ready to take it to another level of excellence. All we’ve done and believe in will continue to exist and the RE/MAX team remains the same.

Please allow us to introduce ourselves.  We are Chuck and Jenna Urrea, successors to the MacKenzie RE/MAX business.  We can scarcely express how honored we are to be trusted with their legacy.  The MacKenzies have always operated their business with unwavering integrity and a passion for exceptional customer service.  It is their expectation, and our promise, that these values be continued.  Fortunately through our business ties over the years, the MacKenzie family recognizes that we share their same values and ethics.  The legacy will continue!

Over the past four months, Grant, Judy, Branden, Reyna and Grant Jr. have all worked diligently with us to devise a thorough succession plan.  The good news for you is, much remains the same!  Here are some highlights of our plan:
  • Grant and Judy will continue to be available to you, and to us, throughout this transition.
  • Branden and Reyna will be staying on for a time, focusing on sales.
  • Fabian Nieblas, realtor for the MacKenzie team for 10 years, will take the position of Broker.
  • Exemplary support from all of the team's staff members will continue.
  • Attorney, Luis Larrinaga, will stay on as RE/MAX’s legal advisor.
  • Office location will remain the same.

C. Mexico Independence Day: Sep 16

Mexicans around the globe will celebrate the anniversary of the country’s independence from Spain. The day is marked by a national holiday in Mexico, a reenactment of a historic moment from the revolution’s leader, and an array of performances from fireworks to dance routines.

Often confused with Cinco de Mayo by people living in the United States, Mexico’s independence day is September 16. The date marks the moment when Miguel Hidalgo y Costilla, a Catholic priest known as Father Hidalgo, made the first cry for independence. After a moving speech in the Mexican town of Dolores, Hidalgo took up the banner of the Virgin of Guadalupe, a Roman Catholic image of the Virgin Mary as she appears to Juan Diego, an indigenous Mexican believer who was later sainted by the church.

E. Market Analysis August and 2019 Year to Date

Year-to-Date sales for 2019 are currently strongest in the Las Conchas and Sandy Beach areas.  Las Conchas average sales prices are up 14% and Sandy Beach average sales prices are up 7%.  

July August and September are our hotter and slower months, so we look forward to increased traffic and sales starting in October!

A. Rocky Point Cruise Ready To Launch This Winter Despite Unfinished Port
 
 
 
Cruise ships will be launching from Rocky Point in neighboring Sonora, Mexico for the first time this winter. But a long-awaited cruise port in the beach town won't be finished by the time they set sail.
Construction began in 2013 on a cruise port in Rocky Point, but it's been stalled for years, and the port will still be incomplete when Rocky Point's first cruise embarks this December into the Sea of Cortez.
"The port, it isn't going to be finished by December, but it doesn't matter," said Héctor Platt Mazón, assistant coordinator for the Sonoran tourism commission. "It actually is less complicated than you can imagine."
Platt said cruise ships often frequent towns without a port. For now, smaller boats called tenders will shuttle cruise-goers at a time to and from the 550-passenger Astoria cruise ship.
Sonora is still invested in building the port in Rocky Point, he added. The issue is funding. And he hopes the arrival of cruises is a step toward securing federal support to complete the port.
"We're optimistic with us pushing the umbrella for a few seasons, they can get state, local and federal officials to make the investment," said John Dennis, vice president of Cruise & Maritime Voyages North and South America offices, which is operating Rocky Point's first cruise.
He said it's not ideal not to have a home port for the cruise line in Rocky Point, but it's doable using the tenders to transport passengers and provisions to the ship.
Getting passengers to and from Arizona will also be key to the new cruise, called Treasures of the Sea of Cortez, he said.
Cruise and Maritime Voyages expects most passengers to come from Arizona and other western states, Dennis said. And many of them will likely fly into Phoenix or Tucson airports, so the company is arranging ground transportation from Phoenix and Tucson to Rocky Point.
"So our guests will not only cruise with us, but we're going to ask them to leave the driving to us," he said.
The cruise line is also organizing pre- and post-trip packages both south of the border in Rocky Point, as well as in both Phoenix and Tucson. It's a chance, Dennis said, for cruise-goers to enjoy what Arizona has to offer.
This is the cruise's first season, with six launch dates in December 2019 and January 2020. It's an 11-day cruise with stops in Guaymas, Topolobampo, and Mazatlán, followed by Cabo San Lucas, La Paz, Bahia Loreto, and Santa Rosalía.

B. Flights from Phoenix-Puerto Peñasco to Start in October
 
Swift Air announces aerial connectivity to Puerto Peñasco, with a twice weekly Phoenix - Puerto Peñasco flight route set to begin October 5th .
Bruce Stratford, Swift President, explained flights will be on a typical commercial Boeing 737 with capacity for over 150 passengers, linking the Aeropuerto Internacional Mar de Cortés in Puerto Peñasco and Mesa Gateway Airport. The flights, geared toward corporate clients and tourism, will be operated much as a charter though similar to regular flights that offer flexibility to passengers. The flights will cut down travel time between Phoenix and Puerto Peñasco from over 3 hours by land to about 45 minutes by air.

Year to Date Sales for 2019 are softer than the same period last year with
overall sales volume down 9%
 
In looking for the bright spots:
 
  • Las Conchas sales volume is up 59%
 
  • The overall average sales price is $274,172 (for all of Puerto Penasco) up 15%

For the last 10 years, my wife and I pursued numerous real estate ventures that included ownership/sales of rental and flip properties. Again, in that venture, customer service allowed us to be successful in those ventures.  
Like many of you, my wife and I fell in love with Rocky Point. After a few real estate ventures in this market, we decided to combine our two favorite past times of being in Rocky Point and real estate and relocated here permanent! We have joined Remax Legacy with the MacKenzies, who we feel embody the same values of hard work and a fierce commitment to integrity and customer service.

D. Holy Week and Easter in Mexico.
 
Semana Santa (Holy Week in English) is the week leading up to Easter. This is a very important religious holiday in Mexico. Religious celebrations are at the forefront, but, since Mexican schools have two weeks vacation period at this time (the week of Semana Santa, and the following week, which is referred to as Semana de Pascua, which means "Easter Week"), it's also a time when Mexican families head to the beaches and tourist attractions.
 
Religious Celebrations
The religious observances of Semana Santa do not take a back seat to beach fun, however. Processions and passion plays take place all through the country, though different areas celebrate in different ways and certain communities have more effusive celebrations.
Jesus' final days are evoked in the rituals that take place during the week.

  1. Stand More. Sitting for too long will negatively impact the quality of your life and work. When you sit for long stretches, good cholesterol drops, and your body becomes inflamed, which increases the risk of heart attack. Moving your muscles helps your body digest the fats and sugars better.
  2. Sleep is not a Luxury. A consistent seven to nine-hour sleep is one of the most important and effective things you can do for your brain and body.
  3. Move for at least 30 minutes a day. Always keep moving. Your mind, body, and waistline will thank you. It’s one of the most important decisions you can ever take for your health.
  4. Upgrade your water intake. After 6–8 hours of good sleep, your body becomes dehydrated, so I drink at least a glass of water every morning before breakfast. After rehydration, your body will function and metabolize at its greatest efficiency. The activated system can then process the nutrition you eat better and distribute the energy you need for your day’s work.
  5. Open your windows. Getting enough fresh air where you live may be as simple as opening a window.
  6. Make nuts your go-to snack. Nuts are high in heart-healthy omega-3s, which also have been shown to help shrink your waistline.
  7. Remove clutter from your life. Clutter is anything you don’t like, don’t use, or don’t need.

A. Mexico's Christmas Traditions.
 
In Mexico, Christmas is celebrated from December 12th to January 6th.
 
From December 16th to Christmas Eve, children often perform the 'Posada' processions or Posadas. Posada is Spanish for Inn or Lodging. There are nine Posadas. These celebrate the part of the Christmas story where Joseph and Mary looked for somewhere to stay. For the Posadas, the outside of houses are decorated with evergreens, moss and paper lanterns. 
 
Christmas Trees  are becoming more popular in Mexico, but the main/most important decoration is still the nacimiento.
Poinsettia flowers  are known as 'nochebuena' (Christmas Eve) flowers in Mexico.
In some states in Mexico children expect Santa Claus to come on December 24th. In the south of Mexico children expect presents on January 6th at  Epiphany , which is known as "el Dia de los Reyes".

  • Check each set of lights for broken or cracked sockets, loose connections or frayed or bare wires.
 
  • Both indoors and outdoors, use only lights that have been tested for safety.
 
  • Don't let lightbulbs rest on tree needle .
 
  • Watch young children around lights.
 
  • Unplug tree lights and decorativo outdoor lighting before leaving the house or going to bed.
